Founded in 2004 the Company is an experienced builder of commercial and residential properties. Currently, it employs around 40 people and provides services only in Latvia. Main customers are various municipalities and their institutions. The Company has also established private cooperation for the construction of new shops with an international retail company expanding in Baltic states, ensuring a significant and predictable project pipeline. Almost all construction work is subcontracted, however, there is a related company partly providing workforce and equipment rental. As it is typical in the construction business, part of incoming payments from customers are withheld as a warranty and are released after a certain project is finished and insurance policy is submitted. Due to these warranty withholdings the Company was lacking working capital to start building new objects and for this purpose Capitalia has issued financing in August 2019. Repayment of that loan was expected via refinancing to a bank and execution of current orders. Obtaining a bank credit line approval is still pending, as well as paperwork for the finished retail store is in the final stage. Two more shops for the same retailer are being built according to planned timeline. The Company continuously needs working capital to execute existing orders and expects to obtain bank financing during next 2 months. For this purpose it is seeking EUR 309,300 financing for a 2-month period to extend cooperation with Capitalia. During the initial 2 month term loan would carry a 13.92% annual interest rate. In case bank financing would not be obtained during 2 months, the loan would continue for another 6 months with a monthly principal amortization schedule and an increased annual interest rate of 15.12%. The loan is secured with a personal warranty from the owner and a related company warranty that owns real estate properties worth more than EUR 3 million.
