The Company has over 13 years of experience in real estate development. During that time, the Company has managed to successfully complete over 10 development projects. Its core activities focus on the construction of private residential homes, semi-detached houses, and small-scale apartment buildings comprising approximately 10 to 23 residential units, typically ranging from three to four stories in height. The primary geographic markets for the Company’s developments are the cities of Kaunas and Palanga, Lithuania.
Currently, the Company has an existing loan with another creditor that is nearing maturity. To ensure uninterrupted operations until the sales of its ongoing housing projects begin, the Company wants to refinance this loan.
Therefore, the Company is seeking EUR 358,500 financing for 18 months to refinance an existing loan. The loan will carry an 11,04% annual interest rate (0.92% monthly) and it will be amortized at the end of the loan term. The loan is secured with a mortgage on a residential land plot in Kaunas with a market value of EUR 544,000 (66% LTV, max LTV 85%) and a personal guarantee from the manager.
