Real estate secured financing for a residential property development project

The Company was established in 2022. The main activity of the Company is real estate development. Currently, the Company is developing residential real estate property consisting of eight land plots in Kaunas district, Lithuania. The Company is planning to develop 8 two-apartment cottages/houses with and overall area of 1,400 sq.m.
The Company is seeking EUR 103,600 additional financing for 18 months to further develop the project and begin land works and foundation construction. The loan will carry a 12.12% annual interest rate (1.01% monthly) and it will be amortized at the end of the loan term. The financing will be secured with a mortgage on 8 land plots (0.72ha) with a market value of EUR 220,000 (LTV 47%). In addition, the owner of the Company will provide a personal guarantee.
The project risk rate is B (82 out of 100).
There are a number of factors that make lending to the Company an attractive opportunity and the main highlights are as follows:
- The financing will be secured with a mortgage on 8 land plots (0.72ha) with a market value of EUR 220,000 (LTV 47%);
- The beneficial owner of the Company will provide a personal guarantee for the loan;
- The project under development is located in an attractive and expanding residential area.
