The Company is an owner and manager of an office complex in Riga. The Company started its operations in 2007 by acquiring and renovating an industrial building with a total area of 12 thousand square meters. In 2019 the Company made additional investments of EUR 975 thousand to transform the warehouse area to office premises for rent. As a result, the total leasable space of the property is 11,976 square meters. The office complex is occupied for 85% and core customer base consist of stable long-term tenants. Agreements with key customers are expiring in 2022 or later, so the cash flow of the Company is even and predictable. Since significant investments in the real estate have been made in 2019, loan principal payments to the bank were postponed. Currently, the Company is seeking additional financing of EUR 51,750 for 9 month period to make the required payment to the bank for an accepted extension of an existing long-term loan. Investors are offered 12.84% annual (1.07% monthly) interest with monthly repayment schedule starting from the fourth month. The loan is secured with personal guarantees from both beneficial owners of the Company. Since guarantee from one owner will be available at the end of February, till that time additional guarantee from the board member will be provided.
